How are FHA loan limits determined?

The U.S. Department of Housing and Urban Development (HUD) uses the conforming loan limit to determine how much you can finance in an FHA loan. It changes each year based on how much the national average home sales price changed in the year before.

The lowest FHA loan limit – called the “floor” – is 65% of the conforming loan limit amount and applies to most areas of the nation. It’s $472,030 for a one-unit home. The top limit — called the “ceiling” — is 150% of the conforming loan limit and only applies to the highest-cost urban areas.

How to qualify for an FHA loan in Missouri

Before you can get an FHA loan in the Show-Me State, you’ll need to show that you meet the following qualifications to an FHA lender.

  • Minimum 500 to 580 credit score. FHA borrowers need at least a 500 credit score, although if your score is higher (580+), you can qualify for a smaller minimum down payment.
  • 3.5% to 10% down payment. You need to make only a 3.5% down payment if your score is 580 or higher. If your score is lower, you’ll need to put at least 10% down.
  • Maximum debt-to-income (DTI) ratio of 43% to 50%. Your DTI ratio shows how much of your monthly income you spend each month in debt payments. If about a third of your monthly paycheck is eaten up by student loan, auto loan and credit card payments, then your DIT is about 33%. You generally need a DTI below 43% to qualify for an FHA loan, although some lenders could make an exception up to 50%.
  • An FHA home appraisal. You need to get an FHA home appraisal on the home you plan to purchase.
  • FHA mortgage insurances. The FHA annual mortgage insurance premium (MIP) is added to your monthly payment and costs 0.15% to 0.75% of your loan amount. The upfront mortgage insurance premium (UFMIP) is typically rolled into the mortgage and costs 1.75% of your loan amount.
  • Primary residency. You must live in the home that you purchased with your FHA loan for at least a year.

Buying a multifamily property with an FHA loan

The FHA loan program isn’t just for single-family properties. You could buy a multifamily home as long as you meet the same lenient requirements, such as 3.5% down. You could even use the income you expect to earn from renting out the other units to help you qualify for the loan.

The property still needs to be your primary residence for at least a year, but you could live in one unit and rent out the others during that time.
