Savings based on refinancing a 30-year fixed-rate mortgage with a % interest rate with one at a % interest rate. The difference in savings is approximately $100 per month for every $100,000 financed. Refinancing a current mortgage loan may cause total finance charges to be higher over the life of the loan.

A cash-out refinance is a loan refinance product that allows you to borrow against the available equity on your home and to receive a lump sum of cash upon closing. To qualify, the balance on your current first mortgage plus the cash-out amount must be no more than 85% of the appraised value of your home. This percentage is called your loan-to-value ratio or LTV, and it’s how lenders, not LendingTree, determine whether you have enough equity in your home to qualify for a refinance or a cash-out refinance. Some states prohibit refinancing, or brokering a refinancing, of a residential mortgage loan when the refinancing charges additional points and fees and the refinancing is within 12 months of the date the original loan agreement was signed unless the refinancing results in a reasonable, tangible net benefit to the borrower, considering all circumstances surrounding the refinancing.

Example: You have had a 30-year mortgage for 5 years, and you refinance it for another 30-year mortgage. You will have extended your mortgage payments for another 5 years, resulting in payment of more overall interest. Depending on your particular financial situation and LTV, refinancing in this scenario may increase the total number of monthly payments and/or the total amount paid when compared to your current situation (i.e., 35 years of payments versus 30 years). However, if the refinancing reduces your interest rate by 2%, you may realize interest savings over the life of the loan.

Borrowers should consider any refinance closing costs and add those to the loan balance. Borrowers should also consider the length of time they plan to stay in a home and ask a mortgage professional to assist in determining the break-even point if they choose to refinance. In general, borrowers should consider their individual circumstances, wants, and needs when selecting a refinance or any loan product. Any costs or benefits of a refinance or other loan product may vary over time and will depend on individual circumstances. Borrowers should consult a qualified professional to determine what may be best for their specific situation.
