How are FHA loan limits determined?

Each year, the U.S. Department of Housing and Urban Development (HUD) calculates the FHA loan limits based on a percentage of the conforming loan limits for conventional mortgages. FHA loan limits change annually and are set county by county based on how median home prices have risen or fallen in the prior year.

For 2023, the FHA “floor” or lowest FHA loan limit is $472,030, which is 65% of the national conforming limit of $726,200 for a single-family home. The highest FHA loan limit can be as high as 150% of the conforming loan limit in high-cost parts of the country. The highest single-family loan limit is $592,250 and applies to 27 counties in Georgia.

How to qualify for an FHA loan in Georgia

This year’s higher Georgia FHA loan limits are good news considering the median home prices in 27 counties in Georgia increased to $515,000 this past year. However, you’ll need to meet the following minimum FHA mortgage requirements to qualify for an FHA loan in Georgia:

Down payment and credit scores. You only need a 3.5% down payment if your credit score is 580 or higher. With a 10% down payment, you may qualify for an FHA loan with a credit score as low as 500.

Debt-to-income (DTI) ratio. Lenders measure your debt-to-income (DTI) ratio by dividing your monthly debt by your before-tax income. Most lenders prefer a maximum 43% DTI ratio, but exceptions may be made for borrowers with strong credit scores or additional cash reserves.

Mortgage insurance. FHA loans require you to purchase two types of mortgage insurance. One is an annual mortgage insurance premium (MIP) that costs 0.45% to 1.05% of your loan amount and is divided by 12 and then added to your monthly mortgage payments. The upfront mortgage insurance premium (UFMIP) costs 1.75% of your loan amount and is typically rolled into your mortgage.

Occupancy. You must live in the home as your primary residence for at least 12 months after you purchase it with an FHA loan.

An FHA home appraisal. You’ll need an FHA home appraisal to buy a home with an FHA loan, and the requirements are more stringent than with conventional loans.

Buying a multifamily property with an FHA loan

You may qualify to buy a multifamily property with an FHA loan with a 3.5% down payment. You must make one dwelling your primary residence, but you can rent out the others, and you may be able to use the rental income to help you qualify. An added benefit: FHA loan limits are higher for each additional unit up to four units. The low-cost multifamily FHA loan limits are below:
